- MONTECITO WATERFRONT RESIDENCE -
Description
Nestled along the coveted shoreline of Montecito, this luxury coastal home renovation transforms a dated mid-century condominium into a serene, high-design retreat. The project was conceived as a west coast complement to the client’s traditional east coast residence, a place of transition, rest, and refined coastal living. With panoramic views of the Pacific Ocean and interiors steeped in understated elegance, this Montecito waterfront architecture project brings timeless sophistication to a storied California location.
A High-End Condominium Remodel Rooted in Context
Originally constructed in the 1960s, the structure presented both challenges and opportunities. The design imperative was clear: to preserve the soul of the building while imbuing it with the comfort, functionality, and aesthetic of a modern coastal residence. The renovation required a complete architectural overhaul, reimagining the space with careful attention to flow, materials, and livability.
The revised floor plan balances spatial openness with intimate moments of retreat. A refined Entry Hall welcomes guests and connects seamlessly to the newly opened Kitchen and the expansive Living and Dining area. Designed for both gathering and quiet repose, this main living space anchors the home, with sweeping ocean views framed by custom fenestration and a restrained material palette.
Seamless Indoor-Outdoor Living Along the Pacific
At the heart of this waterfront remodel is a deep respect for site and setting. The design capitalizes on the unit’s coastal frontage, revitalizing a full-length covered porch that extends from the Living Room to the Primary Bedroom. Framed by timber openings and protected from the elements, the porch becomes an outdoor living room, complete with a built-in fire pit, offering year-round enjoyment of Montecito’s temperate climate and ever-changing seascape.
The integration of indoor and outdoor spaces reflects a hallmark of modern California design, where architecture invites nature in. Each room is calibrated to optimize natural light, ventilation, and framed vistas. The result is a tranquil, immersive experience rooted in place.
Materials That Elevate the Everyday
Throughout the home, the finishes speak to both regional architectural traditions and contemporary refinement. Venetian plaster walls catch soft coastal light, lending warmth and depth to the interiors. Underfoot, honed limestone floors bring a tactile sense of permanence and subtle texture. Above, French-polished walnut beams, doors, and trim add richness and contrast to the otherwise neutral palette, echoing the materiality of historic California mission architecture with a modern sensibility.
In the main living areas, these custom interior finishes create a serene backdrop for both art and life. The palette and detailing were intentionally restrained, allowing the Pacific Ocean and natural surroundings to remain the primary visual focus.
Thoughtful Spatial Planning for Modern Living
The home is designed to accommodate both privacy and hospitality. The Primary Bedroom suite is a sanctuary of calm, offering direct access to the ocean-facing porch and a spa-like ensuite bath. A separate Guest Bedroom, also with a private bath, ensures that visiting family and friends can experience the home’s quiet elegance.
This duality, private retreat and welcoming refuge, defines the home’s architectural ethos. It is a space meant for transitions, whether between coasts or between the pace of daily life and the stillness of the sea.
A Contemporary Expression of Transitional Architecture
By reinterpreting a mid-century structure through the lens of transitional architecture, this Montecito condominium achieves a delicate balance between tradition and modernity. The project respects the past while embracing the needs of contemporary living, offering a thoughtful alternative to both stark minimalism and overly ornate design.
Here, luxury is defined not by ostentation, but by craftsmanship, context, and the seamless integration of architecture and environment.

“It seems as if the Architectural Industry has come to the point of supplying only enough information to get a permit. The contractor is then on his own to solve the problems and the coordination of the trades on site. It was very refreshing, and a pleasure to work with Chuck Hilton’s team. They took the time and effort to draw the details and confirm how each trade interfaced, solving the problems of coordination, and controlling the finishes and therefore the final outcome of the project. This kind of service and expertise is rare in the market today, and an absolute joy to be involved in and with.”
